Independent building defect evidence · Australia

Wronged by a builder? Get the facts on paper.

A registered building practitioner inspects your home room by room. Every defect is mapped to the NCC, Australian Standards and state law, signed and costed. Then one Case File takes you to the builder, your home warranty insurer or the tribunal.

  • Fixed, published prices [to confirm]
  • Fee never tied to findings
  • Registered practitioner signs every finding

The gap

Defects are common. Proving them is the hard part.

Owners are often told cracks, leaks and gaps are “normal”. Meanwhile builders fail, warranty clocks run and disputes take months.

A pre-purchase report is quick and cheap but isn’t written to be tested by a builder or tribunal. A dispute expert report can be expensive. Today owners buy the pieces one at a time (an inspection, an expert report, an estimate, legal help) and stitch them together.

Homeproof is built for the middle: evidence a tribunal can follow, in one fixed-price process, with the same practitioner standards throughout.

Who it’s for

Three pathways, one standard of evidence.

Homeowners

“The builder keeps saying it’s normal. I just want someone independent to tell me.”

Defects at handover, during the defects period, or a builder who isn’t responding, has gone into liquidation or has lost their licence.

Owners corporations

“We need one picture of the building the whole committee can stand behind.”

Defects in common property such as roofs, facades and shared waterproofing. Apartments are scoped individually, and whole-building programmes are available.

Developers and builders

“I need to know my exposure before my lender or buyers ask.”

Independent defect verification across a portfolio, to the same standard of evidence as every other Homeproof report.

Quotes above are example situations, not customer testimonials.

How it works

From the first photo to a signed, costed, claim-ready file.

Eight steps, one file, start to finish.

  1. 01

    Send what you have

A few photos and plain-English answers, plus your contract, plans, permits and builder emails.

  2. 02

    Book a registered practitioner

A registered building practitioner, checked for conflicts, books a time.

  3. 03

    Room-by-room inspection

Every room, the roof, subfloor and services: measured, photographed and pinned to a plan.

  4. 04

    Mapped to the rules

Each finding is linked to the law, the National Construction Code edition and the Australian Standard that applied when your building permit was issued.

  5. 05

    Your signed report

Finding, meaning and action for every defect, signed by a named, registered practitioner.

  6. 06

    Costed rectification

Every defect costed line by line, with the method explained.

  7. 07

    Independent trade quotes

The same scope can go to independent trades, so quotes compare like for like next to the estimate.

  8. 08

    Your next step, managed

Builder notice, insurance claim or tribunal: your Case File goes with you.

What you get

The whole evidence file, from one team.

Instead of several separate bookings. Prices you can see before you start [to confirm].

  • Findings mapped to the NCC, Australian Standards and state law
  • Signed report from a registered practitioner
  • Costed rectification scope
  • Independent trade quotes compared
  • Home warranty / domestic building insurance claim pack
  • One Case File with a shared timeline

One file, every next step

Wherever your case goes, the evidence goes with it.

Your Case File holds the report, costs, photos, documents and timeline. Share it with the builder, an insurer, a regulator or your lawyer. You choose who sees what, and every share is logged.

Builder fixes it

A clear, measured list of what needs fixing, to put in writing to your builder.

Insurance claim

If your builder can’t or won’t fix it, we prepare the claim pack your state’s home warranty or domestic building scheme asks for. The insurer decides the claim.

Dispute resolution

Conciliation, then tribunal if it comes to that, with your report and file ready and lawyers you choose.

Why trust us

Evidence you can check, not just believe.

AI helps capture, organise and draft. A registered practitioner makes and signs every finding, and the method behind each one is in the file. If any link is missing, the report says so; it never fills the gap with a guess.

  1. The person who signs is checked first.

Registration, insurance and independence are checked before any job is assigned.

  2. Every photo has a fingerprint.

Evidence is stored with its original metadata and a digital fingerprint, so it can be shown to be unchanged.

  3. Every finding names the rule, and the edition.

We assess against the NCC edition that applied when your permit was issued, not today’s.

  4. Measured, not eyeballed.

Readings are taken the same way every time and recorded with their method, so they can be re-measured.

  5. Only you pay us. The fee is fixed.

Inspectors are paid flat fees, never by outcome or referral. No builder or trade referral fees.

Who runs it

Homeproof is part of the Watkins Bay group [legal entity to confirm]. Orchestra Pay is a separate company in the same group. If you ask it to, it can review a completed Homeproof report for potential recovery options. Our fee never depends on what we find or on whether you use that review.

Plain answers

Questions owners ask.

Is this legal advice?

No. Homeproof provides independent evidence and general information. Where your file points to a dispute, we show you independent lawyers and regulators alongside any other option. Statutory time limits may apply, so get advice early.

Is AI doing my inspection?

No. AI helps capture photos and measurements, organise your documents and draft text. It never makes or signs a finding. Anything AI drafted is labelled “AI-assisted” until a registered practitioner verifies it.

Who sees my file?

You do. You choose who else sees it (your lawyer, the builder, an insurer or a regulator) and every share is logged. You can revoke access at any time.

What if the builder disputes it?

That’s common. Each finding shows the evidence behind it, the measurement method and the standard referenced, so it can be tested. Where professionals disagree, both views stay in the file.

Will the insurer accept my report?

Insurers make their own assessment and often inspect. We can’t promise an outcome. What we can do is give them evidence that is measured, located, mapped to the standards that applied and signed by a registered practitioner.

What does the free photo check include?

Send a few photos and answer some plain-English questions. A Homeproof practitioner triages it (urgent, inspect, or monitor) at no cost and with no obligation to book.

Not sure what you need? Start with a free photo check.

Send a few photos and tell us what’s wrong. A practitioner triages it, free, before you spend anything. Then you decide.
